      "body": "Well,  after more cleaning by a local digger to make space for the house, a surveyor put blue marks on the borders, and red ones where exactly to build the foundation. So there might be a problem here ... This part of the building process must be done with care and accuracy, but if you don't own modern measuring equipment, there must be another way ... ?\n\nI learnt how to do it the old fashioned way. Batter boards and waterhose level.  I'll tell you how it goes how it goes. \nYou need: a big hammer,  wooden stakes, a small hammer, nails, carpenter's level, 20 meter measuring tape, builders twine (fine nylon rope), some boards 2.5 by 200cm, 25 meter transparent garden hose, water.\n\nDrive three stakes in the ground in a triangular pattern at each corner of the building, about 1 1/2 meter from the edge of the building, and sticking out at least 70 centimeters from the ground. \n\n![Screen Shot 2021-03-15 at 21.16.36.png](https://cdn.steemitimages.com/DQmcgoKgmKrzswYCerVALKnBSN9oSejq6fSSq1sqFUimkxF/Screen%20Shot%202021-03-15%20at%2021.16.36.png)\n\nNail two batter board to the stakes at one corner, while using a carpenter's level to make sure that the boards are level. Continue with the other corners, and make sure that all boards are level and at equal elevation. Use a garden hose filled with water to transfer elevation marks between boards and the reference point. Transfer the corner markers to the line by pulling a line from point 2, over point 1 and hammer a nail on the board to find and connect to point A. From there the line can be extended by hammering a nail in the board on point B. This method allows you to get quite accurate. You can compare the lenght of the diagonals, they should be the same lenght to have a rectangle, to make sure you have proper square angles, or go back to find out why not :)\n\n[Another way to know if an angle is square, is 345 method; measure 3 units on one leg, measure 4 units on the other leg, and then measure the length between those two points. It should be 5 units. And if it is not, the angle is not 90 degrees.]\n\nSo .. to come back to ropes ... we removed them after we marked the outlines of the foundation on the ground, and the the digger came ...       "body": "After cleaning and accurate measuring we went to the design stage ! \n\nVery exited we were, we found a local architekt bureau, willing to think outside the box, and help us realize our sustainable house idea. Every legal house must have a concrete foundation. Any building without concrete foundation is considered a mobile structure, or weekendhouse, and cannot get legality or residential adress.\n2. Concrete foundations must be at least on 3 meters distance of property boundaries.\n3. Furthermore, in our building zone, we were subject to restrictions of height.\n4. There must be enough space reserved to enter and park two cars on the land itself.\n\nStraw buildings have certain technical requirements as well, the feet should stry dry, so you give her a high foundation. And the roof should stick out for a meter or so, to protect the wall from most rainfall. Also this will help with shading the house in the hot time of year.\n\nSince our land is not so big, we asked the architekt to sketch up and idea, a little house with two floors, a water cistern and a house extention / workshop, in a way to make most out of the space we have, and the way we can orient it to the sun and predonimant winds.\n\nAfter some time and research, she came up with some inspiration, and started drawing up a project in the computer. It was quite hard for us, never having built a house, and new to the area, to imagine what would make this house work in this environment. In this time we met up with people with experience in sustainable building, to talk about materials used for construction and isolation, and good and bad experiences they had. After that we were running up and down with paperwork between offices for a long time, and we got the building licence in summer 2017. \n\nThe bill was rather steep for us, after getting the licence finally, the amount of money spent in bureaucrats & surveyors was about 10.000 euro, and we had to do some consessions to get the static engineers' approval. The concrete foundation was one. And as far as the strawbales and cob go, in Croatia there is no numbers available to builders concerning their statics, so it is not possible to use them other than for isolation. Our wooden skeleton would have to be built to fully support the house. The engineers' computerprogram would completely ingnore the stiffness and weight the pressed straw and clay walls would add to the structure, and over-calculate the size of beams used. We were also required to make a septic tank without outflow.\n\nBut now the building process could start !! \n\nWe were excited, but also a bit sorry to have gone this way ... sending so much money into legalities ... we might have been better of just living in a mobile house for now, instead of paying rent for our appartment 5 kilometer from the building site. But with a small child, it is rather difficult to camp out the whole year, so we submitted to village life for now, and threw ourselves onto the next phase in building ...  ... how to square up for a foundation !",

      "body": "My wife had bought 360m2 building land, in south-east Istria, 5 km from the sea, which had an old foundation on it. The land had not been used for more than 50 years, and it was quite a jungle ... and a trash disposal for villagers and the sheppards living closeby. There is the old Austro-Hungarian measurements from hundreds of years ago which use mostly natural landmarks to define lots, there is the register of aerial observations done by the Yugoslavian army, and there is a 'book of ownership' which is full of false information because people were trading pieces of land withpout telling the bureaucrats.\n\nNowadays, the new cadastre of Croatia is using modern equipment, to fuse all this information into a final ownership register. So during this measurement process, we came upon a rather weird situation. The agent had sold her a property that was actually partly belonging to someone else ! We ended up owning only half of the old ruin (!?) And therefore we could not just rebuild on top of the old structure, but we would have to apply and pay for a new building license. We had learned the first lesson for buying land here; alway get a surveyor to confirm the actual property boundaries before buying !\n\nAnyway after lots of handwork and later employing a local digger, we ended up with this piece.\n\n![101_8957.JPG](https://cdn.steemitimages.com/DQmSgTYvyhb8mB5jz5jDvV74VveNPXSSkxUt9BSfzXFu5EB/101_8957.JPG)\n\nSlightly smaller in size than expected, but still large enough to make a small house.       "body": "So here we are, 3 years later ... our daughter was born, and we are building a house, so its been rather busy.\nBut I'm considering to start showing off some of the hard work we did :O)  \n\nLong story short;  \nWe were wanting to build a proper house of (mostly) eco materials.\nMy wife has some land at the end of a dirtroad, next to a village in southwest Istria, Croatia.\n\n\n![101_8727.JPG](https://cdn.steemitimages.com/DQmSX6bstwuNyFfZxfGakyZz2GLggPsBQFzk2NFyrDBb4F1/101_8727.JPG)\n\n\nThere is no utilities, water /powergrid here, but the land is designated building land, so we decided to go for a licensed project.
