According to the detailed report, in an industry of $12 billion, $9 billion is headcount cost. Highest among the headcount costs are the agent commissions. How can blockchain help? Blockchain can help in reducing cost borne by the insurers and can be used as a primary source of records instead of local real estate records. Following are some of the key benefits which blockchain with its distributed architecture can bring into title insurance sector. Elimination of paper-based records Paper based system of recording property titles can become very obsolete with blockchain. The main reason is that all the transactions will be recorded and stored on a decentralized ledger which is highly secure and transparent. More importantly, the integrity of such a system can never be challenged as it based on consensus between all the network nodes. We strongly believe that it will not only reduce the probability of error introduced in the ‘chain of title’ over the time but also reduce chances of title fraud. Though, even with the introduction of blockchain it won’t be completely human intervention free environment but will much more efficient and secure. Consolidated Record of titles Another big advantage blockchain will bring into title insurance industry will be the consolidation of localized public records. This aggregated database will be accessible and will reduce the requirements for title insurers to maintain their own title plants. It will significantly reduce operational costs for such companies leading to overall lower costs for the property buyers. According to First American Financial, around 30% of the claims are caused by liens and 15% by encumbrances. Blockchain can not only help us in analyzing the causes of these claims but also reduce the number of such claims. Blockchain can disrupt the whole process of title searches by eliminating various problems associated with it. By producing higher data integrity and availability, it is believed that need for manual labor will reduce especially with regards to examination and the curative process of property titles. Blockchain will also reduce the extent of actuarial risks involved in the real estate transactions as property title information would be readily available which will ultimately reduce the losses for title insuring companies. Reduction in operational costs will be passed by insurance companies down to their clients, even after maintaining healthy profits. So blockchain can meaningfully reduce the overhead costs involved during the real estate transactions. Quantifying the opportunity available with blockchain According to Goldman Sachs Report , blockchain can realize cost savings of nearly $2 to $4 billion on the basis of reduced headcount and other risks involved. Headcount savings are estimated to be around $2.3 billion. Major reason for it will be the reduction in the headcount dedicated to search & examination, abstraction and curative duties. This combined with 20% reduction in variable expenses like sales & marketing force and agent commissions will be very crucial for the industry. Blockchain can derive $550 million in claims and legal savings annually. According to the report, if the combined effect of reduced headcount and claim losses is quantified and applied to savings per policy. It will give us average premium per policy of $864 from an average of $1200 currently. Regular profit levels (2%-5%) are kept constant during this estimation. A reduction from 0.5% of a property valued at $250,000 to 0.3%, which is quite significant. Though this is a significant positive development for buyers but it may lead to reduced size of the whole title insurance industry. In this report, Iowa has been mentioned as a point of reference. Iowa is the only state which maintains complete government control over the title insurance industry in order to reduce insurance premiums borne by the property buyers. Still, it has the lowest loss rate compared with any other state. It is due to the centralized system of property record and highly optimized operational costs. As there is less need for marketing and sales staff, headcounts are low leading to lower premiums. bodyI am a novice myself when it comes to relationships. I hate to seek directions and easily get irritated by even mild nudges, so I won’t mind some sort of skepticism or hesitancy in believing whatever I have to say. Two years back I married my high school darling of eight years so I have some sort of understanding regarding romantic relationships. Couples in romantic bonding shine together amidst the moments filled with fun and joy, like weekends at the bar with close ones or trotting the globe together but at times it’s beneficial to think of gloomy side too. Could you imagine your partner being the oak next to you when you learn a loved one is sick? Would he or she be able to support you emotionally through times of trouble? Ask yourself such question and you may learn something new. Different types of Attachments According to attachment theorists, there are four types of attachments in adults. Secure, anxious, dismissive and fearful. These are based on Attachment theory developed in late 20th century based on observation of relationships between children and their parents. We will discuss them later in this article Romantic Relationship Ideas We are all intrigued by new ideas of romance in our relationships. Successful couples do try new ideas every now and then to fulfill their desires of adventures and newness. There are various ideas to keep your relation warm and romantic. From cooking together to romantic bath, rooftop diners to camping sessions in far off locations, watching romantic movies to shopping for each other secretly. Creativity will always help in relationships and such gestures will go long way in melting your partner. Of course you are allowed occasional selfies on Instagram and celebrate anniversary together on Facebook. But the more important thing regarding attachment is that you are spending quality time together while conversing rather than just liking each other’s posts on social media. Body language and attachment disorders in adults ‘Actions speak louder than words’ is the perfect saying when it comes to romantic relationship problems. Body language and your partner’s ability to learn from your gestures are pivotal in guessing your bondage with your partner. Attachment disorder lead to signs of distrust, anger, irresponsibility and aggression which may not come from the mouth but from the whole body language. Careful assessment of partner’s bodily gestures are always helpful in increasing openness of discussion between partners. Anxious Attachment and Fear of Past Nobody is perfect and all of us are tied to our past. Many adults with anxious attachment patterns feel insecure about their past decisions and baggage. This leads to ‘fear of rejection’ which is toxic for romantic relationships as such individuals seek signs of rejections and are in habit of taking pre-emptive actions to avoid rejection. Those who live in past end up losing their futures and most couples neglect this fact. Romantic long distance relationship Challenges involved in long distance relationship are enormous. Severe feeling of loneliness and missing your partner are hard to suppress. Engaging in different activities can surely help in neutralizing such anxiety. Dividing up time in to smaller segments of activities is best way in this regard. Conversations can get long and boring at times especially online. Need for expansion of conversation topics is always needed. Here again creativity will be very helpful. Partners should understand monotony is disastrous at times. Physicality, which is integral part of romance is missing and you soon realize such shortcomings. Lack of contact can lead to partners experimenting socially. Fear of infidelity can rise if partners start to lose interest. Staying truthful is always helpful. Let your partner know about your needs and desires this can help your partner in adjusting with you surely. More Weird More Fun Maybe it’s us, but me and my sweetheart and more weird than most of the couples we know. We spend most of our time talking with each other in make-up accents and often assume as if we are in a reality show and how embarrassing our awkward behaviors would be in such a TV show. In reality, being comfortable with this level of weirdness and accepting it whole heartedly has made our lives together fun and thrilling. We are able to keep each other surprised with our high levels of unexpected gestures and actions. This has been truly full filling. I can’t recommend it enough. Relationship Advice There might be other ways to know how smoothly your relationship is sailing but these are some of the few romantic relationship advice I would like to share which I have learnt over the course of my life.
