| body | Buenas tardes, hoy en el cuarto volumen de tips para inversores, tenemos a: ESTATEGURU ¿De qué trata? <div class='text-justify'> Estateguru es una plataforma de crowdlending y P2P, creada en 2016, con base en Estonia. Esta empresa tiene un marketplace dentro de la plataforma donde particulares o profesionales acuden a solicitar financiación aportando como garantía hipotecaria un bien inmueble que ya tienen (pisos, urbanizaciones, solares, etc). Esta plataforma destaca por encima de las demás ya que en 2021 se ha convertido en líder pan-europeo (de todos los países de Europa o relacionados con ellos) en cuanto a préstamos con garantía inmobiliaria. En esta plataforma, se puede solicitar un préstamo hipotecario, a la vez que si eres inversor, puedes invertir en ellos a través de la tokenización. Recordad que la tokenización en los bienes inmuebles representa dividir el mismo en partes iguales, más pequeñas, las cuales son representadas por tokens que poseen derecho de propiedad. Por lo que, si invertimos en un inmueble, seremos propietarios de un porcentaje del préstamo cedido y por lo tanto del derecho a que Estateguru, en nuestro nombre, realice la ejecución de la garantía hipotecaria para que pague con los activos que el solicitante del préstamo puso de aval, en caso de no satisfacer la deuda. ¿Qué implica? A nivel global, Estateguru representa la descentralización de un servicio bancario (la concesiónde préstamos), a la vez que permite a los pequeños inversores tener acceso a ciertos productos y operar, como lo haría un inversor institucional. Al mismo tiempo, esta plataforma ofrece una seguridad casi implacable gracias a la regulación que siguen. En primer lugar, la propia empresa pasa un primer filtro para que los proyectos puedan desarrollarse dentro de ella. En segundo lugar, al constar la garantía hipotecaria como aval, tranquiliza al inversor sabiendo que si el deudor omite el pago de la deuda, sigue existiendo la posibilidad de recuperar el capital invertido, dado que se procede a solicitar la ejecución de la garantía y se pondrá en subasta el bien para que Estateguru y sus inversores recuperen el capital cedido. Pros: Seguridad y regulación Inversión automática (opcional) Mercado secundario (En caso de que necesitemos recuperar nuestro capital antes del periodo establecido, podemos vender nuestros tokens en el mercado secundario, aunque con menos beneficio). Alta rentabilidad (entre el 9 y el 15% anual) Inversión asequible (desde 50€) Financia inmuebles en países en que su deuda es muy baja. Tiene un buen flujo de proyectos. Contras: La plataforma está en varios idiomas pero el Español todavía no está entre ellos. Posibilidad del impago del deudor. En este caso, se llevarían a cabo las acciones pertinentes a nivel legal, para conseguir el recobro. ¿Cuánto nos pagaran? Los proyectos que presenta la plataforma oscilan entre el 7 y el 12% de rentabilidad anual. La media está en un 11%. A parte, si se programa el perfil/plataforma para que haya una inversión automática (respetando los criterios que habremos marcado), la rentabilidad comentada será mayor dado que se producirá el interés compuesto una vez vayamos cobrando los rendimientos, ya sea, mensualmente, trimestralmente o al final del proyecto. Por lo que, el dinero recolectado en estos periodos se irá acumulando y reinvirtiendo en nuevos proyectos que cumplan las características que habremos marcado. Caracteristicas principales de los proyectos: En cada proyecto os aparecerá las características principales para que se pueda comparar en qual de ellos es más seguro invertir y de cuánto será el rendimiento obtenido. Por ejemplo, encontraremos conceptos como: First rank o second rank: en caso de deuda o impago, esta es la primera que deberá saldar. Si apareciera "second rank" querría decir que el deudor tiene otra obligación de pago, otra hipoteca primero a satisfacer, antes que esta. LTV: Es el porcentaje de dinero que el solicitante del préstamo expone comparado al valor de la propiedad. Es decir, si se quiere comprar una casa por valor de 100.000€, y se pide un préstamo por valor de 25.000€ el LTV sería del 25%. A menor LTV, menor riesgo. Type: Pude ser "Bullet" o "Full bullet". En el primer caso, se cobraran mes a mes los intereses y, el capital invertido se remitirá al final del proyecto. Teniendo en cuenta el desembolso inicial, y una vez conectado a la red, empezaremos a recibir ganancias, y las mismas dependerán de 3 factores: - Si tiene otros Hotspot cerca o no. Cuanto más dispositivos hotspot tenga alrededor mejor conectividad y por lo tanto, mejor recompensas. Cabe tener en cuenta, que esta situación se dará siempre y cuando se respete la distancia comentada de 300m en diámetro a la zona. En el momento, en que en la misma zona hay más de un dispositivo, como habrá más competitividad, disminuirán las recompensas. Por eso es importante intentar buscar una ubicación que esté vacía. En esta pagina web *https://www.helium.com/mine*se pueden ver todos los hotspots que hay actualmente repartidos por el mundo y también la cobertura y beneficio económico que tienen. - La altura dentro de la casa a la que está situado. - Si el dispositivo se encuentra entre montañas o no. Si por ejemplo, un usuario tiene un hotspot en un valle y allí no hay ninguno más será muy difícil de que reciba recompensas ya que al tener las montañas a los lados, restringirá mucho la cobertura para llegar a otros dispositivos. Aún así, si en el propio valle hay más de un hotspot, podrán dar cobertura entre los mismos y será rentable. Finalmente, si hemos tenido estos conceptos en cuenta y nuestro dispositivo goza de una buena cobertura, podremos obtener unas ganancias de entre 100 y 500 usd al mes.
